- Meet with you at your property to walk-through and get in-depth look at home and upgrades
- Prepare report with comparable recently sold and pending properties nearby to provide pricing insight
- Work with you to come up with a plan for listing including timeframe, pricing etc.
- Provide resources for moving companies, estate sale options, inspectors, contractors as needed
- Arrange consult with professional stager prior to listing
- Provide basic level of staging for either live-in or vacant home
- Provide access to additional staging if desired
- Coordinate with stager and photographer to capture property photos at itβs very best
- Provide professional photography of entire home and property, including aerial drone views if helpful
- Continually monitor neighborhood market activity and keep you up to date on anything pertinent
- Input accurate details of home and property into the NWMLS, along with photos
- Coordinate all listing paperwork needed with a focus on accuracy
- Input all helpful supplemental paperwork into NWMLS for buyer brokers to access
- Create marketing materials in preparation for listing day
- Set listing as active in NWMLS, install signs on property and on nearby cross-streets
- Share listing to social media and local brokers to get maximum exposure
- Host/arrange open houses each weekend with SNACKS to get the most eyes on your home
- Coordinate showings with other brokers around YOUR schedule
- Talk with other brokers to provide helpful information and generate offers
- Actively work to get you feedback from showings
- Weekly check-ins while your home is on the market to answer questions, provide advice and keep tailoring the plan to get your home sold on your timeline and terms
- Negotiate for you with interested parties to help get you an offer you are happy with
- Once home is under contract, provide regular check-ins to update about timelines with buyer-inspections, final walk-throughs and anything else that comes up
- Negotiate on your behalf through inspection process
- Assist with move-out needs
- Coordinate transfer of keys
