I’ve been thinking lately about inspections in general and pre-inspections specifically. If you’re looking for a way to make the sale of your home as smooth and seamless as possible, I can’t think of anything better to do (other than hire a rockstar realtor – duh!) than get a pre-inspection scheduled.

A pre-inspection is an inspection that the seller pays for before putting their home on the market. It generally costs about $400-$500 depending on where you live and the size of your home. This is such a great way to help ensure there will be no surprises halfway through the process and maybe most of all – provides a wonderful level of transparency that I believe gives buyers a lot more peace of mind and confidence when it comes to submitting a strong, clean offer. I don’t know about you, but I’m a very firm believer in transparency in the real estate industry. Transparency and honesty and integrity above salesmanship and pressure-tactics everyday. It’s the only way I want to do business.
In the current market with interest rates that have gone up so dramatically in the last year, many buyers are hesitant or seem to get cold-feet very quickly when thinking about buying a home or working through the process. Many homes these days are going under contract only to be back on the market a week later due to a hiccup in the process – most often inspection-related. Having an inspection done ahead of time can go a long way towards alleviating this bump in the road. There’s also the obvious opportunity for the seller to repair some of the items recommended to help get the home sold quicker and for a higher price point than if something is discovered halfway through.
